V9 Design & Build, were invited to build the resort’s website and, from initial discussions with Mr Dhanji, ideas were centred on creating an architecture that would concentrate on eMarketing by employing Web 2.0 technologies.

Living in Bangkok, you see glitzy front-page supplements that dominate Thailand’s English dailies, full-page magazine and newspaper colour ads that abound large project launches, and the billboards that predominate the city and Skytrain. You can only imagine the cost of such publicity and its significant impact on a project’s bottom line.

That is not to say that elegantly-produced brochures and local media advertising doesn’t have merit, but it has always seemed that it is a sort of marketing overkill — a gunshot rather than rifle approach to project exposure.

Professional blogging: it increases company revenue over time through the marketing and relationship building power. The ability to write effective, interesting, and informative blog posts has proved itself be a highly cost effective option.

It is even more effective when added as a seamless addition to a resort’s website for several reasons. First, Google and the other major search engines like content and change which adds value to a site’s PageRank™; it extends keyword range; it is disseminated to the world’s largest blog directories; and it is accompanied by RSS. Article writing and press releases can be submitted to the world’s largest websites, especially two that are associated with Google and Yahoo.

Over the last few years, search engines have made it increasingly difficult to reach a targeted audience. Gone are the days of mailers, link exchanges and non-industry-related links. Even with ezines, there’s no guarantee you will be read. A great alternative to this is RSS (Really Simple Syndication). It is not a well-known method for companies to publish and distribute content in this format (e.g. publicity releases, news, newsletters and articles). Syndication means you don’t have to visit each site individually to see what’s new — you simply scan headline summaries in a reader and click to read the full text.

Most real estate projects use Flash technology that presents brilliantly-animated images but fail with their eMarketing efforts because of it. Search engines cannot see beyond the front page. There are two large property developers in Thailand, both of which have projects that have only their home pages listed. Both are poor examples of internet marketing and are therefore spending fortunes on print advertising. In contrast, The Beaches will bypass outdated marketing methods by creating a wealth of exposure, both in Thailand and internationally.

The Beaches, to our knowledge, will be the first large-scale real estate development project in Asia to employ Web 2.0 as its online publicity vehicle.

Investment In Resort Properties In Thailand

One of the fastest growing areas in the Thai property market is branded condominium developments. Recent examples of similar projects in Singapore where returns were up to 50% greater than for non-branded developments have inspired the Thai market. Growing numbers of tourism makes these developments very promising ventures, and the Thai government’s newly de-regulated property sector is also having a favorable effect on developments like these. In the related industry of luxury housing, there have also been large projects announced recently in Thailand by Magnolia Quality Development Co, to create large luxury housing estates and condominiums.

Thailand recently emerged onto the global property market after over 15 years of military rule and very tight controls on property ownership by foreigners. The new Thai government wants to motivate investors to put their money into the country, and so has reduced the transfer fee on properties from 2% to 0.01% until the end of March 2009. On multimillion dollar construction projects like branded hotels, this makes quite an impact on the net profit. In addition, the specific business tax has been reduced from 3% to 0,01% for the same period of time.

However, it is not only due to tax cuts that branded hotels and resort properties are becoming hot items in Thailand’s property sector. Across all of Asia, five star hotel brands are working in conjunction with developers and owners to boost the availability of luxury accommodation. It is attributed to the confidence that branded resorts inspire in investors. Projects are generally meticulously and expertly planned, by people with experience in similar successful projects overseas. Hotels and resorts with a strong track record are finding that property investment in Thailand, and in Asia generally, can yield especially high returns. In Singapore recently, a brand name condo development sold for $4,000 per square meter, as opposed to the $2,500 that such a development without a brand name usually fetches.

In a property environment where many more projects are announced than completed, brand name resorts make investors feel more secure. It offers them some measure of assurance that a project will not only be built, it will be finished to a certain standard and will come with some ready-made customers, as global visitors look for resorts and hotels where they know what to expect.

One of the first developments in Thailand to take advantage of such premium prices for luxury condos is Magnolia Quality Development Co, which will develop both single houses and condominiums under the brands of Baan Magnolia, WHIZ.dom, and Eco Village. The six projects to be launched will be worth around 10 billion baht. One of these is the Baan Magnolia 4 true Eco Park, which will include residential units, a resort and a hotel. They are hoping to cash in on the current boom in branded resorts. A spokesman for the company said they would be focusing on quality products to ensure strong sales, rather than lowering prices to attract more customers.

These developments by Magnolia should also have an increased profit margin, as costs have been cut by shortening the cycle from design to completion by a huge 30-50%. They are confident of having investors, and now only have to choose which of the potentials will come on board.

Tourism in Thailand is set to increase by 20% per year, owing to the prevalence of extremely cheap stop over flights, as compared to the relatively expensive direct flights. Thailand’s unique geographical position gives it an advantage for the tourism sector. Its extensive natural attractions, along with the relative inexpense of local facilities (compared to in Europe and America) ensure that resorts, five star hotels and luxury accommodation will always find customers.

Overall, the resort property market in Thailand looks set to grow, especially where branded developments are concerned.

Why Thailand Is A Favorite Travel Destination in Asia

No wonder people love to travel to Thailand these days. It’s hot. It’s fun. And it’s cheap. Everything here is cheap — hotels, food, shopping — you name it. A coconut costs 20 baht (that’s around 50 cents -US). A bowl of noodle costs from 30 to 70 baht (depending on how nice the restaurant is).

Hotels in Thailand are cheap. They have hotels to suit any budget you have. If you’re a backpacker and want to stay in Bangkok, Kaosan road is your ideal destination. It’s dirt cheap. If you have deeper pocket, you can stay in a small hotel for $40. But if you have $100 or $200, go for a nicer hotel. It’s all worth it. You can be sure that the service is second to none. When you leave Bangkok for the beach, you have the choice of cheap bungalows or prettier resorts. You can book a room in advance or you can just walk in. Feel free to a look around and pick the resort you like once you get there.

You’ll have a great time in Thailand. Bangkok is the capital. And you shouldn’t miss it for the world. Dress politely and take a taxi to the Grand Palace, Wat Pra Kaew (”Wat” means temple in Thai) and Wat Po. If your hotel is by the Chao Phraya river (the main river in Bangkok), book the hotel’s cruise for dinner. Also, remember to spend a weekend in Bangkok. Put on your summer outfit and take a taxi to Jatujak weekend market (open on Saturdays and Sundays). They have everything here. And when I say everything, I mean it — from clothing, accessories, Thai handicrafts, to furniture. The place is huge. Be there around 11, have lunch there, and enjoy your shopping till late afternoon. Make sure you have a lot of cash with you — you’ll love to buy everything you see. Here you have to bargain, and they only take cash. Your travel to Bangkok can’t be complete without going to Jatujak.

I often feel sorry for tourists who travel to Thailand with a tour group. They don’t get to see much. Getting around Bangkok is especially easy. In fact, you don’t need to take a tour. You can get around the city by skytrain, taxi or tuktuk. And if you want to get a little sun-tanned, just fly to the south — to Phuket island, Samui island, Phi Phi island, or Similan island. You don’t even need a tour guide once you are at the beach!

Thai people are incredibly friendly and helpful. All you have to do is ask. Just ask for help, and they’ll help you as much as they can. They can speak a little English. You’ll have no problem. If you approach someone who can’t speak English, you’ll still have no problem. Use your common sense. Use your hands. Speak in chunks, not sentences. Say the name of the place you want to go. If they walk away, that doesn’t mean they don’t want to help you. It simply means they can’t speak English at all. And they’re too embarrassed about that. So, don’t take it personally. Don’t give up. Ask the next person you see. They’ll help you out — I bet you a Pad Thai on that!

When you travel in Thailand, you should have no problem if you just learn to ask for help. You see, most tourists rely on maps (which are pretty useless when you’re in Thailand). They just stand there clueless with their maps while Thai people walk past by (wondering deep down if they can help you out…You see, most Thais are shy. They won’t walk up to you asking if you need help. You need to initiate the conversation.)

The rooms don’t have all the bits like TV’s and DVD’s but honestly, do you come to a place like Koh Tao for that anyway. There are no telephones in the rooms, but if you want reception you can just use your mobile phone.

It is not only the accommodation that makes this the best hotel on Koh Tao, it is the beach, the ambience, and very much the food in the restaurant, and down at the beach bar. Meals in the restaurant do take quite a long time to arrive, and everything will arrive at once, but it is well worth the wait. The lunch at the beach bar has an extensive reasonably priced menu, with excellent seafood, but it is only a short walk of less than a quarter of an hour into town, where this a good selection of very reasonably priced restaurants.

The Spa in the Charm Churee is extremely good, better than you will find in any other Koh Tao hotel, in fact this may be the only spa on the island. It is built as little Thai Huts, and a couples massage can easily be arranged.

The Charm Churee Villa really only has one downside, and that is the number of steps, boulders and difficult paths. There can be over 50 steps to your villa, which doesn’t matter if you are young and fit, but has to be considered if there are elderly, disabled or very young children coming to this Koh Tao accommodation.

It is worth noting that the cheaper rooms are a lot further up the hill!

The beach is great, and there are masses of fish. The hotel has snorkelling gear but you would be advised to take your own. There are two bamboo rafts anchored offshore to relax on. The sea is just like swimming in an aquarium.

If you are in Koh Tao for the scuba diving, a very strong recommendation is Dive Point. Take the hotel longboat out to Koh Nang Yuang where there is another great beach and very good for snorkelling.

You will find the hotel staff at Charm Churee very friendly, a number of them are from Burma.

There is little doubt that if you are on a Thailand Holiday you need to visit Koh Tao, and the best Koh Tao Hotel is the Charm Churee Villa.
